The property is located in a Moderate-Income census tract that has a minority percentage of 95.58%, poverty level of 25.5% and unemployment of 13.40%. Previously, 100% of the units were affordable at 60% AMI. Postrenovation, 80% of the units are affordable at 60% AMI and 100% of rents are affordable at 80% AMI.

ALIGNMENT WITH LOCAL REDEVELOPMENT EFFORTS

The City of College Park engaged in an investment in close proximity to the project, with recent improvements to Godby Road and the construction of a new police station directly across from the site showing active desire to bolster the transitioning neighborhood. Additionally, the City of College Park Comprehensive Plan outlined a “Housing Element” that examined the adequacy and sustainability of existing housing to meet current and future needs of College Park.

Environmental
Impacts

The property was previously inundated with extreme blight. The redevelopment of the community has not only been environmentally beneficial in serving to remove mold and waste, but in elevating the day to day quality of life for current residents. Over 30% of the units were uninhabitable due to extreme deferred maintenance issues.
