The 4.8-acre Friedrich industrial complex in San Antonio’s East Side neighborhood has been a priority for redevelopment since the former manufacturing plant shuttered operations in 1990. After sitting vacant for decades, the dilapidated complex will be redeveloped into Friedrich Lofts, a 360-unit multifamily housing development. The project is a public private partnership between ASREF, Provident Realty Advisors and the San Antonio Housing Trust Public Facility Corporation.

Friedrich Lofts will carry affordability requirements through a tax abatement stipulating that 50% of units be affordable at less than 80% Area Median Income (AMI) with 14 of those units designated for tenants earning less than 60% AMI . The project not only aligns with The City of San Antonio’s “housing first” policy to create affordable housing and combat high poverty, historical and racial economic segregation, but also builds builds on existing momentum to improve life and catalyze development along a major corridor that feeds into the City’s Central Business District. Additionally, the project will undergo environmental remediation and redevelop a significant point of blight in the area.

Friedrich Lofts will be comprised of 360 studio, one and two bedroom units in one, four-story midrise building. Amenities include a pool, dog park, clubhouse, business center, fitness center, recycling center, electric car charging stations, bike range and structured parking garage with vehicular access control gates.
